This is posted for those who read this thread who hate real estate agents, don't want to hire a real estate agent, think real estate agents are mere annoyances and who think being a for-sale-by-owner (FSBO) is the way to go...for free, no less.

Ahem.........picked up a free FSBO publication yesterday in a retail establishment. Cracked up after reading it.

Ad for www.GOTOFSBO.com.......

Says "Everything but the commission."

This proves there is no free lunch if you want help in selling or buying a home.

Ad says you get:

Magazine advertising
Internet
Signs
Flyers
MLS Listing
Paperwork
Closing Services
Buyer Rebate
Pricing Services
Financing
Results
Zero commission

Ummmmmmmmm..nowhere does the ad say what fee the client will pay for all these services up front, and what will be owed if the house doesn't sell after all those "services"--not to mention who is paying for the ad in the free FSBO magazine available in kiosks everywhere.

If you list your house with a Realtor in the MLS system under a full-service agreement, you pay zero upfront and zero until the money for the sale is actually coming to you at settlement. No one on the outskirts of this business model works for free, and fees for providing services which do not result in a sale should be disclosed upfront.

I picked up two more FSBO-related magazines which I haven't looked at yet, but I'm sure they are presenting the same rosy, everything-for-free-no-fee picture, which doesn't work the minute you ask some cheap discounter to provide a for-sale sign in your yard or do a market analysis on your home's value.

If you don't sell the home, you've paid the fee for the sign and advertising, no matter what. Big difference from the business model I've always known and advocate, which amounts to COMMISSION DUE WHEN HOME IS SOLD AND PROCEEDS (real money!) DISTRIBUTED AFTER CLOSING OF THE SALE.
