Depends on their asset base, income stream and desire to move up in the kind of house they occupy. I will probably be in the same position myself soon but it's a fundamental change in how and where we live after a nice period of earning well, so it's worth it.

If your friend had relevered with no equity and a need to refinance in a couple of years, I'd say he is nuts.
