I'm currently a renter (on purpose). But my wife has now put the gun to my head that we need to buy 1 year from now. Plus I am getting sick of renting. I know what I can buy and it's better than what I currently rent (my financial status has changed significantly from when I first rented this place in late 05 to today), but moving is so tough, especially with kids, King Size bed, Fine China, etc...

I want to convince myself that in good areas, we'll see a bottom then. It could be true. Closing prices here are about 10-15% off what I would call fair value whereas at the peak they were 40-50% too high.

Any move down in long rates and/or continued moves up in rent will justify housing prices in my area (North Shore) at least...

That doesn't mean they can't become undervalued per my model and I may not be able to capture that...and that pisses me off because I waited so long.

I may try to buy a Florida condo when all is said and done on my schedule...2009/2010...to make up for my ill-timing on Long Island.
