Isn't it amazing how most regular folks who put money to work in this country were either raving bubbleheads on real estate at the top of the recent bubble or total gloom and doom thinking property or any other assets class never goes up and these most recent bubbles are the only time it has ever happened.. Also how few even talk about gold as the other ultimate inflation hedge.. I think what you described is coming but a good chance we do get that dreaded 'soft' consumer lead recession first.. Much higher rates and perhaps a tripling of cost of living coming the next decade and best to prepare for it IMHO.
