An add-on makes it more difficult to get around the permits and the disclosure form, but aren't interior remodels a little easier to get away with? After owning our house for 20 years, we turned a storage area above the garage into a room that is multi-functional. It is on the original plans, but we changed the access from the garage to the interior of the house. Didn't permit that part.
