Have you been to any of the overbuilt speculative markets first hand? Nothing the fed can do in the near term other than drop tens of thousands of people from a helecopter and give them zero down mortgages.. My two year possible stabilization and subsequent turn thereafter is playing the optimist here.. Personally I could care either way as I just look for deals with tons of equity going into the deal. Tons of motivated sellers and idiots from the mania abandoning ship are music to my ears. I'd like to play the game for a bunch of years before any new speculative fever like the stupidity of 2004-05 ever hits again.. If reflation comes a bit sooner just load up and control more property within a shorter time frame..
