Doug, I believe Dick will be doing a good job once mxam starts heading up and remember when Mxam goes above .25 or higher Dick wil be able to do some PP's if it is necessary for Mxam to pick up some money. Of course if we can get a JV with another company that won't be necessary. We will just have to wait and see. John
