GAV is making progress with the SEC and hopefully getting near an OK to proceed with the acqusisiton.

As for the credit concerns, Wachovia has already issued mortgages to Grubb & Ellis (the parent company). Those mortgages are assumable through the acqusition. With the warrant price close to .20, it looks like a great buy.
