I didnt do any analysis to speak of on spf. but debt doesnt yield 40% to maturity unless there is significant bankruptcy risk. read some blogs by people in the real estate business who are both convinced that spf is history. One of them isnt touching anything until he is convinced that we are not going into recession. I think we are going into recession so i will continue to avoid homebuilders for now.
