Thats why I asked about "where" etc. Both of these areas are let us say "less affluent". Some nice places and niches, but wouldnt be my first choice. Great places to find labor when you need work on the coast, if they will come that far.

to answer your question directly, yes there are houses selling under replacement costs, though Im not sure about the one your quoting.

Finally, even those guys are gonna be swamped with work over the next couple years.
