what does that have to do with buying property at 20 cents on the dollar?
This actually is mish`s deflation!! in housing.
Most people are to dumb to buy at auction, esp if they can not inspect.
All that matter is what you pay. You do not need leverage when paying pennies on the dollar.

To the fleet go the rewards,
You buy retail.
You can always make money buying underpriced assets.
Gold , oil in 2000. etc
housing at absolute auctions.
not rocket science, and you do not have to define inflation or deflation just buy mispriced assets.
or are you a believer in efficient markets?

You make money from leverage on the way up. You get wiped out by leverage on the way down. We are on the way down. Real estate for the most part is a leveraged bet. Same thing with buying stocks on margin etc. etc. etc. -- leverage is great on the way up and a killer on the way down.
