Let me hit you over the head with a hammer for the 5th time.
I am not looking for averages in houseing declines in the country or indivuals states or cities.
I am looking to buy at auction from the very distressed.
Some people do not understand or have the time and money to pursue these fantastic deals.
That is fine by Vosilla and me.
This is not early in a housing bear market as you pointed out, it is at the point where absolute auctions could clear the inventory and create a bottom. At some point bitter medicine will be swallowed

and you keep repeating this ad nauseum:

"Buying early in a bear market and using lots of leverage is, well, kind of stupid."

Your a professor? correct?
