Scariest thing I am seeing, scariest thing I have ever seen. People talking to me about bankrupcty, they are not behind on mortgage payments, they are able to make mortgage payments, they have almost zero non-mortgage debt, but they are questioning wisdom of continuing to make payments when the FMV of property continues to decline, and they can rent a nicer house for much lower monthly payment.

If they aren't held accountable for default, why should they care?
