Tim, It is hard to believe that Manhattan used to have population of 2.3M in 1910 and it is down to 1.5M. One possible explanation is that the same apartment that used to house parents, 4 kids and maybe grandma now has only 2 people. Because one thing that seems clear to me is that the number of apartments is growing. Construction boom may have turned to bust elsewhere is still continuing here. Joe
