You are correct that just walking away does free up money that will be spent on consumption of other goods.

I was out of the office yesterday, did not feel well, and while I was out, 7 clients called wanting to go ahead and file.

I don't know how many I will file this month, definitely more than 7. That will dump a lot of debt, but most of my clients still have jobs (not all).

The ones that are dumping their expensive mortgages are finding it easy to rent, at least so far.

They are also losing the mortgage tax deduction so will owe more federal income tax, but we won't see that really kick in until 2009.
