Materials make all the difference. Of course, you can build
a home a lot nicer for $200 per sq. foot than you will for
$90 per sq. foot. That is REALLY low, and I am not so sure
you can build it for that much today. It means a slab, square
box, etc.. This site gives a ballpark estimate.

So, I looked up the cheapest cost to build in Detroit, MI,
lowest quality square box (least expensive) 2000 sq. ft. house.
The answer? $284,833.00, or $142 per sq. foot! A smaller
house will be a lot more expensive per sq. foot.

A lot more expensive today than it used to be last year.
Those are real bargains.
