Here's a start. Wealthy relative got into commercial in California, late 90's, as a flipper. Made $15-20MM in short time frame. In 2006 wanted to share wealth with family members and asked them to invest(not me). Latest venture according to him is about 28-30% underwater. His current valuation is based on the same mark-to-market as investment houses used. IOW, it could become another BSC.
