Bart the main question I have are we now comparable to the back side of 1973-74 or is this still very early in the decade? Heaven forbid a 73-74' or 80-81' economy down the road before this housing/credit crisis evaporates. Rising rates took our real economy down many times in the 1970's. This times it is quite different with a phoney credit juiced economy taking us down. Folks paying for rising gas prices this time more easily because credit much more available than 35 years ago for all is a factor too..confusing times<g>
