You're mistaken. If you build it yourself in the Pacific NW you could get $100/sf since construction is driven by the cost of labor. But I doubt you bill out at $15/hour so you'll probably lose a lot more than you save in productivity.

Every now and then I have a client who insists that they can do it for $120/sf (nobody but the most uninformed even try for $100/sf anymore). I tell them they're wrong but I don't argue with them. It's their money. Over the last 5 years I've not had one client who managed to come in under $130. And that was cheap ass vinyl windows, particle board cabinets, laminate floors/carpet, not that there's anything wrong with that, but you can't go lower than carpet/vinyl/laminate.

But this is besides the point (which you missed). The point is that you could build at $175 for what most would consider very nice quality and still come out way ahead of the existing 1920's housing stock in Portland and save yourself about $75k in the process.
