OK, I am shooting from the hip here, but here are couple questions regarding Tilson's claims:

- Did he actually adjust his calculations for a low rate environment? I know he does this somewhat in various places, but I am not sure that he fully accounts for it. I would bet that house ownership and prices in >10% mortgages vs. 6-7% mortgages is not linearly correlated and should not be.

- I've seen some comments about the house "value" in terms of footage and things included (garage, pool, kitchen appliances, etc.) has risen a lot so as not to be directly comparable to houses 10-20 years ago. I am not sure this is very much true.

- What about building costs? I am also not sure about these things, since on one hand almost any house remodeling is ridiculously expensive and estimated "replacement costs" at insurance companies is astronomical. On the other hand, it seems that homies manage to build and sell 100K-200K huge houses in the cheap areas, so perhaps the building costs are not that high...
