TJ Looks like the consumer story is getting ugly out there. My Saturday pilgrimage to Costco showed about 30-40% less customers in the store, to Pizza Schmizza (OR pizza chain) showed about 50-60% smaller number of customers in the store; and the prices of houses in this area have not even started falling yet; last I heard the people were still unhappy that the prices rise has been below 15% per year :-). If Fed buys time successfully, not sure how we see a much different outcome than Japan, at this point the best solution would be to accept pain and clean the house quickly but we will fight that path to best of our ability :-)
