I live in Alaska. We are running huge multi billion dollar budget surpluses which only look to increase year over year. 7 billion surplus this year and it looks like much more next year and thereafter. We took in 16 bllion and put 5 billion into the permanent fund we had so much excess money. We pay no taxes. Oil money and permanent fund earnings pay for all state expenses and everyone gets close to $2,000 a year. could be more this year.

This gives us lots of money (billions) for capital improvments and consumer expenditures. We have so many projects we cannot find contractors to do the work. We only have 650,000 people in the state and 40 billion in our permanent fund besides the massive oil budget surpluses. We also have over 100 billion barrels of heavy oil above Prudhoe bay they are now developing and a new gas line to be built very soon.

Kensington (CDE) will be on line in Jan 2009. Big gold mine in my town.

I live in the capitol city and third largest city. Just looked on paragon and we have only 28 lots for sale (and that includes swamps and cliffs) and prices have not declined at all.

When Kensington opens that small amount of people should send us to new housing highs based on supply and demand!
