Few real end users left but still a lot of speculative hot money at auctions that pay way too much going off old comps or high assessed values since they don't do proper due diligence..that is the best hope to get a higher price left on smaller parcels. Speculators have been chasing land prices down here in FL for three years. A few were geniuses or very lucky between 2003-05 but I wonder how many are ahead of the game to today?
