This housing downturn will be entering its 3rd year at the end of the summer in many areas (Boston, Valleys of California,...).

As usual, I think the bears are pressing their bets and not looking at the evidence which shows that housing is making a bottom in some areas which led the nation into this.

By the way, part of your answer doesn't make sense. I said inventories are down YoY and you attribute the spring selling season. Was there not a spring selling at the exact same time last year? That's why people look at YoY.
