but borrowers credit is shot and he cant just buy another house for the half price its selling at because he has no cash and no credit. Yes he can rent for half price and that will save his arse.

He can't buy one immediately. But his credit is not damaged long-term to prevent him from buying another house, if he is willing to deal with it.

People who are smart and get into this situation cut a deal with the lender up front requiring them to provide a clean credit history. It is open for negotiation just like everything else. If one does this, there isn't so much as a blip.

OTOH, if you end up with a deficiency judgment, a few years down the road it normally won't cause problems if you can explain it away to the satisfaction of the lender. They understand these cycles happen.
