It wasn't heavily discounted. The total price was in the range of what the doctor was looking for. The doctor didn't want to subdivide.

How so? One was developed, the other wasn't. From the pictures, the house is far from a shack. All brick, 3 story. At least 3k square feet. Likely more. Even around here, I doubt if you could build something like that for close to $1 million, even a shell. And Chicago is a lot more expensive.
