That is how real estate is appraised and is an important piece of price discovery, but it is backward looking. Real estate is typically valued in real time by how much a willing buyer will pay, and how much a willing seller will sell for. And I know this could then devolve into a discussion of 'willing', but in advance I wanted to note that the word willing in no way connotes happy.
