I came out with hogwash a bit too fast! <G> I worked as a processor, then a short stint in underwriting and then loan sales for quite a few years then back to processing so your industry knowledge would be much greater than mine. Not familiar with de minimis levels myself.

I guess I will have to agree to disagree on part of the "story" as banks were not forced to go into 100% ninja or nina type loans they just chose to in order to get their piece of the pie. Of course that pie helped ruin a system that had been in place for many years but steadily became more and more lenient until it was disgusting to old timers like myself. Zero to poor underwriting standards IMO at the end.

Back to gold for me which I also know little about.
