While there are still some remaining, many Ma and Pa shops were killed off by the proliferation of Big Box stores and suburban malls. Lumber yards are almost extinct, except in less populated areas. Same for bookstores. Furniture stores are dropping like flies. The only independent retailers that seem to survive the cycles are those who own the building.

Online has filled some of the void of fewer smaller independent retailers. Not sure any CREITs have their hands in that.
