Think Ted, when someone LEAVES a house, someone else has to buy it. Otherwise, the net occupancy rate is unchanged. Somewhere in the market, people have to be buying their first home to increase homeownership. So, as far as inventory available, they are the only ones that COUNT, because the person moving from renting to owning is the only buyer reducing inventory.
