I agree with this guy. Things are too variable at this point to make predictions. Have to take things one month at a time.

Yep. But until the employment thing stabilizes, I don't think we will see a housing recovery. I think where we sometimes disagree is 'which is the horse and which is the cart'. I think employment is the horse that will lead us out of this and you think housing is the horse.
