Great job of recapping folks. I think in a couple of years the analysis that has been done here will pay off well. I'm going to buy on dips and look forward to the greening of MCRE investors. We got beat up a bit by an irrational market on Friday. I look forward to upward revisions of estimated earnings for Q4 soon. That will help revive things a bit. Good luck Rick
