LB,
Yesterday I stumbled across the most beautiful 5 acres for our purposes. All of the land is useable. Has gorgeous and separate small fruit orchards including grapes, peaches, apples, and cherry trees and a large organic garden spot presently sprouting strawberries and spring veggies.
Flower gardens everywhere you look. Azaleas, Dogwoods, Red Bud trees, many hundreds (maybe thousands) of bulb based plants starting to grow in scattered clusters along with summer blooming shrubs.

Located 2-3 blocks from a large lake with excellent fishing and in a well known deer and turkey hunting area. The parcel is also zoned for horses. Needs horse fencing and a barn...not a problem. Both my wife and I have had our own horses.

Today I inspected the premises. Comes with an older ranch home that needs updating, but is structurally solid, with finished basement and with passive solar heating and ground water based heating and cooling system. Even has 6 inch exterior walls which are very rare here. Did not see even one cause for major concern. Needs more solar energy items including a significant solar rechargeable battery pack. Has a high volume well and generator.
The entire 5 acres is enclosed by an invisible dog fence.

It is in the county and the nearest home is well over 500 feet away so I can shoot on the property.

Offer goes in tomorrow. If I get this place, off-grid living could be a reality much sooner than I expected.
