Consider a metal roof. Husband got up on the roof (3rd time this yr) to clean shingle roof (we're surrounded by Fir trees) which makes a person very tired. You don't have to get up on a metal roof to clean. If we had it to do over again.......we'd have gone metal.

Trying to reduce or eliminate maintenance issues here for approaching old age. You have the perfect opportunity to do that with your new place.
