TPGI looks to me highly speculative. A lot of debt in comparison with the assets and a lot of partially developed projects. I understand why the share price is at call option levels. What I don't understand is the under the surface value that you must be noticing. I see that the share price is only a fraction of book value, but I don't think it's safe to rely on stated book. Can you elaborate on your interest in TPGI?
