I sold two houses last year in estate sales. The first one took a year. The second took less than a month. The secret was simple - find the current market price and hit it.

The market price was 2/3s or less of what it had been. There was nothing I could do. The market is what the market is.

I am frankly extremely happy that they are sold and off my cost list.
