Hello Prosperous.. Don't think its region specific. I live in NW Florida and when I'm home I usually tour a 3 county area observing the housing situation (at some point I'll be a buyer).

I note similiar conditions. People have not recognized that homes are not going to sell for 4.5 x median income, are not even going to sell for 3 x median income. With a few exceptions, they are holding out... asking too much... expecting things to turn around.

The only difference is that there is no building going on now in this area

I do note that folks are finally beginning to feel... uneasy. They are beginning to sense that something isn't right.. and they have a few vague ideas what it might be... but nothing concret is forming in their minds yet as to the actual F%$#ed situation we are in.

When the realization does dawn... at last... upon these folks than the fur will fly...
