The market tends to put off reality as long as possible. It just doesn't reflect or forecast anything other than the intraday workings of the banksters. I'm 100% certain the CRE mkt is facing epic pain, but I can't say when the mkt will agree. Same with a deeper recession. Look how long it took for RRECI thread to finally claim vindication. Economic pillars will absolutely come tumbling down. The market just might have become so disconnected, it may never show there. Especially with the inflation factor. Things will never return to anywhere near where they were. The debt-laden consumer is not coming back. Taxes will also become a starving herd of cattle for any green shoots.
