I don't know if it's excellent analysis or not. Mostly, I'd like to get some peer review of the concept. All I know is that, when somebody tells me to just ignore GAAP and look at THIS number instead, my B.S. detector starts going off. That, and when I see a company paying out "dividends" that are roughly equal to newly borrowed cash.

I think it's customary for REITs to carry their assets at cost less accumulated depreciation, but I don't know for sure. For years, that has meant that book value was understated. Not true in 2009.
