It's a proven fact that if they can't pay now, somewhere down the line they will fall in arrears again. OR, they will walk because they see it as hopeless to pay a mortgage on a house that's less 50% of what they bought it for.

The only real cure for this is for house prices to fall to a level where people can afford to buy them based on their income.

Anything else is really just throwing good money after bad.
