You don't think Bush, Obama, Congress and the Fed have socialized the losses while leaving the profits in private hands?

Some of the losses have been covered by government approved funding. Its going to be expensed communally from all sources of US government income. I am against those things that were direct bailouts from what information I have available. The indirect measures are more acceptable imo. Lastly. while you may choose the term socialized losses to describe this, this is not socialism.

yet the collapse in prices finds CRE in the same boat as Res...not enough equity to refi

I keep hearing about this time bomb, but it hasn't gone off yet. In the meantime, residential is having a bit of a recovery.
