I've already pared down the universe of reits to those easily profitable (low PE), and with debt maturity under control. Beyond that, I guess you should look at interest+div coverage or something. But a quick look at debt/equity works for me. I own all of these. Hope this helps.

For common, I own CLP, MPW, FR, LXP (a lot), BDN.
MPW common pays 10.5% cash div.

Get a mix of different sectors.
CLP = residential
LXP & DRE = mixed
FR = industrial
BDN = office
DDR = retail (avoid?)
AHT = hotel (avoid?)

D/E yield
BDN D 1.3 8.7%
LXP D 1.5 10.8%
CLP D 1.4 9.4%
HRP C 1.0 8.8%
DRE N 1.3 8.8%
FR K 2.1 12.3%
AHT A 2.7 13.9%
DDR G 2.2 11.0%
