Rio, I don't see the demand dropping significantly, nor do I see any evidence of pricing pressures at the high end of the market. As to interest rates, we've seen a significant movement of money out of the equity markets and into bonds. While I do see interest rates trending lower over the long run, I think that once the market jitters disappear we will see a sharp increase in interest rates as cash is moved from bonds back into equities. I suspect that a slow decline in interest rates will follow the immediate downtick in bond prices. Of course, I could be totally wrong.
