Oh Alexa, I do feeeeel for you! You could have lived at Ruby Hill but for the incredible 2% tax burden it would have imposed, No ? Well just consider for a minute the adjustment that would be made had Prop 13 not been passed...your taxes whatever they are would be no lower. No Sir! Not in this lifetime. Your retired neighbors taxes would be like yours (yeah sharing the pain) and whats more yours could be raised annually or as the needs of the gov't see fit at whatever rate they could conjure up. Read no end in sight. And who would be living and playing at Ruby Hill ? Why those noble government bureaucrats, who else ? Real estate and its associated taxes is a long term game. Be thankful for your youth you have time to win, but it takes time and artful planning. And don't write off the possibility of future BIG property valuation increases, things are different here from other places in the country. Have you talked to an appraiser lately ?
