I do think even within the aggregate data, the SURPRISE will come with how fast housing prices go back to the old highs on a national level. I think within 4 years (along with real GDP and IP) at which point they will stall.


I'd be inclined to agree with you if I hadn't lived through the pain of the last housing recession. I expect price recovery to previous highs in about twice to three times that time frame considering the magnitude of the insanity that preceded this crash. In some areas, prices will not recover previous high water marks for 20 years, if at all.

I'd expect to see NASDAQ 5000 sooner than a RE recovery that reaches previous highs and I'm not expecting NASDAQ 5000 any time soon.
