I am saying the opportunities now are incredible for those with the capital, knowledge and positive attitude who know what they are doing. Know the values, have a system in place and you won't be hurt contrary to what 99% of the sheep say today. And yes I believe prices bottomed in general in spring 2009 and have been churning at distressed levels ever since. Is it hard? Yes and buyers for my property are real paranoid assholes, scared they are making a mistake, unlike how they were 5-10 years ago when society was much more positive and upbeat. AS to tenants the pool is horrible and I'm trying to stay away from long term rentals for a couple of more years till the economy gets better and real estate starts appreciating again
