Cash flow works well these days.. Imagine if he did it for a living and was finding deals 30-50% below market and then add the four pillars of real estate investing on his long term holds...Yet so few see this these days with most worried about falling knives, Obamanomics,socialism and depressions..I'm not really concerned about much except the tenant pool thing and ability for buyers to get conventional financing on investment property, mobiles and condos these days. Also much new dumb competition always seems to come out of the woodwork now in part due to the free flow of information on the internet. I'll go out on a limb expecting that we will enter a new multidecade supercycle of a steady appreciation in real estate values in most areas within 2-4 more years similar to the four decades after the second world war.. Will reposition to that angle when the time is right.
