Existing home sales have finally hit equilibrium. Median sales prices showed the first positive YOY gain since 2005. Kind of a shock for December data too, which looked like it would under $170K.

From here on out, everyone is on their own in housing. Anyone expecting another firesale to buy an existing home better do so in the next couple of months while the last wave of foreclosures moves through the market this Spring.
