In my community, its now getting close to 50% Hispanic, they are still largely renters, but shifting in to home ownership, they pretty much all have two earner households, they must average 3-4 kids/house and they believe in the American Dream.

True, they are knocking the poor whites out of jobs at the low end, but they will be buying homes. Lots of them. Many more than this community used to see in housing growth. The bubble around here was not real bad, and it will get worked through.

Its a great mistake to read the views of lots of 50+y/o white dudes who don't work (retired, unemployed, whatever) who post on investment boards and ignore all the 30y/o out chasing their dreams with lots of energy.

I think you'll do fine on your FL investments.
