I would be surprised to see Hamakua Coast prime farmland go for 10k ac. Maybe rain forest up high. Pauilo 5 ac lots with electric and catchment are selling fairly steady for 160-170k between around 1,500'-2,00' elevation.

Now if you're willing to go larger...like 30 acres+ then you can get a deal here and there.
